LAS VEGAS, August 28, 2025 /3BL/ – Las Vegas Sands (NYSE: LVS) has contributed $270,000 to The LGBTQ+ Center of Southern Nevada (The Center) through Sands Cares to empower its Sands Cares Accelerator goal of expanding marketing and communications, as well as provide underwriting for organizational and administrative needs.

The Center is focusing on building marketing capabilities as part of the Sands Cares Accelerator, which is Sands’ exclusive three-year membership program aimed at advancing nonprofits to deliver greater community impact. The 2025 Sands Cares donation also sustains The Center’s administrative office space and other operational needs to accommodate its ongoing expansion.

The Center has been a vital part of the Las Vegas Valley for 30 years and provides a safe, non-judgmental environment for life-enriching programs, wellness services, events, education and support for people who identify as LGBTQ+ and allies of the community. As the hub for an array of essential resources and care, The Center operates two clinics that deliver physical and mental health care and spearheads a variety of community service programs, advocacy initiatives and inclusive programming.

Duke Energy Helps Florida Communities Prepare Business and Industrial Sites To Bring Local Investments

PETERSBURG, Fla., August 28, 2025 /3BL/ – Duke Energy selected six properties in Florida to complete its 2025 Site Readiness Program, which prepares high-potential business and industrial sites for economic development investments and markets them nationwide to companies looking to expand or relocate their operations.

Bringing investments, jobs to Florida: Since 2013, Duke Energy’s Site Readiness Program has evaluated 60 sites. 10 companies have selected and committed to growing on sites that have been through the program. Those companies are bringing over $493 million in new capital investment and 1,950 new jobs for Florida.

One of the recent Site Readiness project successes included the development of an Amazon location in Highlands County. The project resulted in 60 new jobs and $25 million in capital investment for the local community.

About the program: The Duke Energy Site Readiness Program sparks economic growth by helping communities understand what steps to take in order to make their sites more competitive. In turn, this results in new jobs, investment in the community and diversification of the local tax base.

During the program, consultants, designers and engineers including Zev Cohen & Associates, Kolb Design Group, Vision First Advisors, Strategic Development Group and Site Selection Group are engaged to analyze the sites.

Together, the group works with state, regional, and local economic development organizations, community government and other utilities to ultimately improve and increase awareness of industrial sites.

In my conversations with global leaders and communities, we agree: the continent’s evolving workforce will power our tomorrow. Why now: Africa’s People Advantage

The continent’s greatest strength lies in its people, who are leading the world in AI adoption with an entrepreneurial spirit that fuels innovation:

  • 78% of Africa’s youth use AI tools weekly, outpacing peers in Europe and the U.S.;
  • 75% of Africa’s youth plan to start a business in the next 5 years; nearly 80% of new startups are digital-first;

For Africa, this is a first – bringing AI, policy, economic modelling, and practical workforce solutions into one integrated roadmap. It shows AI adoption and workforce growth must advance together, to shape the digital future across the continent and the global stage. 

Most importantly, it changes the narrative. Africa is not just a passive receiver of AI but is poised to leapfrog into AI leadership. But only if it invests strategically in its people as evidenced in the report:

  • By 2030, 75% of Africans will be under 35, accounting for 42% of the world’s youth.
  • By 2050 the continent is expected to host one-quarter of the world’s working-age population.

KeyBank Provides $19.5 Million of Financing for Affordable Senior Housing in Florida

CLEVELAND, August 28, 2025 /3BL/ – KeyBank Community Development Lending and Investment (CDLI) provided a $13 million construction loan to finance the new construction of Hawthorne Heights, an 86-unit affordable senior housing project located in Gainesville, Florida. KeyBank Commercial Mortgage Group (CMG) also arranged a $6.53 million Freddie Mac permanent loan for the project.

Hawthorne Heights will serve seniors aged 62 and up with five apartment homes specifically set aside for individuals with special needs. The five-story building will be constructed on a 2.907-acre site and will provide high-quality, affordable housing for lower-income households. The development will set aside three apartments (3.5%) for households earning 22% of the area median income (AMI), nine apartments (10.5%) for households earning 40% or below the AMI and 74 apartments (86%) for households earning 60% or below the AMI.

The sponsor, National CORE, is an experienced nonprofit developer with ownership of more than 105 properties and serving more than 30,000 residents across California, Florida and Texas. National CORE is rated A+ by S&P as of November 2024, demonstrating the organization’s strong financial position and development expertise.

The project secured additional funding from Red Stone, providing Low Income Housing Tax Credit (LIHTC) equity and bonds from Florida Housing Finance Corporation. The property qualifies for real estate tax abatement, which provides tax exemption for nonprofit-owned properties that commit to using it for providing affordable housing for at least 99 years.

Hawthorne Heights will feature high-quality amenities, including a community room, covered terrace, clubhouse, fitness center, business center, two elevators, in-unit washer/dryer connections, luxury vinyl tile flooring, and stainless steel appliances. Services include 24-hour support, assistance with light housekeeping, grocery shopping, laundry, daily activities, and computer training, all at no additional cost to the residents.

The property will be managed by The CT Group, which has more than thirty years of experience in affordable and low-income housing management. The CT Group currently manages 926 units across 12 properties in Florida, including Hampton Court, a 42-unit Section 8 property in Gainesville.

Completion of Hawthorne Heights is anticipated by November 2026. The lease-up period is expected to commence in August 2026, with stabilization projected for July 2027.

MetLife: Creating Healthy Spaces for Colleagues to Thrive

Sustainability measures implemented across our offices and operations support the business by providing our colleagues with healthy spaces where they can thrive. Our approach to environment, health and safety is built on collaboration with colleagues and business partners. As MetLife grows globally, we have instituted green leasing guidelines for new spaces to align with our high-performance office strategy. We prioritize using sustainable materials in our buildings, providing high levels of indoor air quality and natural light and offering amenities such as bike storage, healthy dining options and sit-stand desks.

To support the health and well-being of our employees, we strive for 40% of our global offices’ square footage being certified to green or healthy building standards by 2030. These standards include LEED, ENERGY STAR®, Fitwel, Building Research Establishment Environmental Assessment Method (BREEAM) and other sustainable building certification programs.

In addition to MetLife office spaces, properties managed by MetLife Investment Management, LLC and certain of its affiliates (MIM) strive for green and healthy building standards.

We aim to both minimize our consumption of water, plastics, paper and other natural resources and reduce the volume of waste, including e-waste, that is sent to landfills. In the U.S., our dining and catering services do not provide plastic bottles, cutlery or other containers.

We are actively addressing food waste by collaborating with local food pantries and food recovery organizations across seven U.S. cities to donate surplus food from our cafeterias. Eight offices compost food waste generated during food preparation, and three of these sites have introduced employee composting programs to collect food scraps, compostable cutlery and containers. MetLife’s Global Event Operations team prioritizes waste reduction through paperless conferences, local sourcing and eco-friendly alternatives.

For more than a decade, MetLife has implemented a robust e-waste program focused on standard corporate assets such as laptops, servers, network equipment, peripherals, monitors and cellphones. Our first priority is to return these assets to their original suppliers. In instances where this is not feasible, we collaborate with specialized suppliers to refurbish, reuse and recycle these items responsibly.

Global Offices Showcase Healthy Workspaces in Action

In Jaipur and Noida, India, our offices demonstrate the effectiveness of our priority to work with landlords aligned with our purpose. The offices’ rainwater harvesting initiatives that treat and reuse water for flushing and garden watering are examples of environmental programs that contributed to their LEED Platinum and Gold certifications, respectively, for growing proportions of the sites’ footprints. Each location also features e-waste recycling, on-site solar panels and organic waste conversion.
